How to avoid fire damage in your home?

Having a fire in your home or business can happen fast and unexpected. There is something little or no warning, so knowing how to help avoid it is a very smart idea.

Test your smoke alarms.

Properly maintain your smoke alarms by testing the batteries once a month. If they’re not working, replace them immediately.

Inspect heating sources.

Regardless of what kind of primary heating you have in your home, an annual inspection will reduce your risk of fire.

Keep the stove and oven clear.

Don’t leave anything flammable near the stove or oven. Make sure curtains don’t hang over the stove, and never rest towels or a cookbook on the stove.

Stay in the kitchen.

Don't leave a hot cooking surface unattended. Whether it’s a pot on the stove or an electric griddle, you need to be close by. If you have to leave the room, take the pot off the stove or turn off the griddle first.

Check the dryer.

If you have a gas-powered dryer, have it inspected once a year to make sure all connections are secure. No matter what type of dryer you have, always clean out the lint trap after a load is finished. Regularly check behind and around the dryer for pockets of lint or items of laundry that have fallen under or behind.

Maintain cords.

Regularly check the condition of cords and watch out for frayed wires: repair or replace cords with frayed wires immediately. Electrical cords can produce heat, so don’t trap them under a rug or between furniture and the wall.

During long summer days, it’s easy to forget that there is always a possibility of a downpour! Air conditioning maintenance and air duct cleaning are essential for the inside of the home, but don’t neglect the outside! Summer rains can bring high damaging winds that can dislodge branches from trees which may look to find a new home...on top of yours! So, it’s essential that after every troublesome storm, an inspection to your rain gutters is performed. It is simple enough - all you will need is a ladder, gloves, protective goggles, water hose and a scoop. Let’s dive in!

Cleaning your gutters can be performed in 3 easy steps:

Climb the ladder and start scooping! Start from the end closest to the drain outlet and remove any debris with your scoop, working away from the drain outlet. For faster cleanup in the end, toss the offending material into a bucket on the ground.

With your water hose in tow, spray a steady stream of water through the gutters towards the drain outlet. This is much easier using a hose with a pressure gauge for high and low power, but any will work just as well.

Check your drainpipes for any blockages. Hopefully any potential blocks are minimized by scooping out the debris before it makes it into the pipes. However, there are instances where the rain storms forced material into the pipes. If you see a trickle instead of a flow coming from your pipes, use the hose at the top of the gutter and spray directly into the outlet. For harder to reach items, try a plumber’s snake.

Winter & Frozen Pipes

Frozen pipes are often those exposed to the cold weather, such as those outside your house, or in cold areas such as basements, attics, garages, or kitchen cabinets.

A frozen pipe can burst at the point where the ice blockage inside the pipe is located, but typically the rupture is caused by the back-flow pressure between the water source and the blockage. A burst pipe can cause considerable damage to your property if not addressed quickly.

To prevent pipes from freezing, here are a few steps you can take, according to The American Red Cross:

Be sure to completely drain water from swimming pool and sprinkler lines, as well as outside hoses.

Open kitchen cabinets to let warm air near the plumbing.

When the weather is extremely cold, let water drip from faucets that may come from exposed pipes.

Keep your heat on and if you leave always keep the heat to at least 55 degrees.

Apply heating tape to pipes.  It works like an electric blanket for your pipes.  There are also sleeves for your pipes that you can put on them to keep them from freezing. 

Add extra insulation to areas of the home without it and where the pipes are.  Generally basements and or attics are the places where there wouldn't be enough insulation installed.

Snow Birds

Snow Birds! This is a term I’m sure we have all heard but may not know what it means. According to Wikipedia, Snowbirds are typically retirees who wish to avoid the snow and cold temperatures of northern winter, but maintain ties with family and friends by staying there the rest of the year. In recent years, younger people with jobs tied to seasonal tourists often migrate southward, following the tourist season to southern resorts. Some are also business owners who have a second home in a warmer location or whose business can be easily moved from place to place. Many families in the United States often spend their Christmas holiday time (up to 2 weeks) at beach resorts in Florida and California.

Getting away from the winter definitely sounds amazing from time to time but make sure you take the proper steps before running away from Jack Frost and properly prepare your home. 

Make a List. Check it Twice

Look carefully at the interior and exterior of your property and make note of everything that needs to be done. Come up with an action plan that will also come in handy once you open the house again. Turn Off Your Water at the Exterior

If you must keep food in your freezer, place a coin on top of a frozen ice cube tray. Test your smoke alarms.

Keep the stove and oven clear.

How to avoid fire damage in your home?

Having a fire in your home or business can happen fast and unexpected. There is something little or no warning, so knowing how to help avoid it is a very smart idea.

Test your smoke alarms.

Properly maintain your smoke alarms by testing the batteries once a month. If they’re not working, replace them immediately.

Inspect heating sources.

Regardless of what kind of primary heating you have in your home, an annual inspection will reduce your risk of fire.

Keep the stove and oven clear.

Don’t leave anything flammable near the stove or oven. Make sure curtains don’t hang over the stove, and never rest towels or a cookbook on the stove.

Stay in the kitchen.

Don't leave a hot cooking surface unattended. Whether it’s a pot on the stove or an electric griddle, you need to be close by. If you have to leave the room, take the pot off the stove or turn off the griddle first.

Check the dryer.

If you have a gas-powered dryer, have it inspected once a year to make sure all connections are secure. No matter what type of dryer you have, always clean out the lint trap after a load is finished. Regularly check behind and around the dryer for pockets of lint or items of laundry that have fallen under or behind.

Maintain cords.

Regularly check the condition of cords and watch out for frayed wires: repair or replace cords with frayed wires immediately. Electrical cords can produce heat, so don’t trap them under a rug or between furniture and the wall.

Be careful with candles.

Never leave candles unattended and always keep them away from flammable items like blankets and curtains. Place candles in secure, tip-proof holders and extinguish them before leaving or going to sleep.

Use the fireplace responsibly.

To keep errant sparks from escaping, install a durable metal fire screen in front of your fireplace. Don’t leave a fire unattended, and give ashes ample time to cool down before disposing of them. Always place fireplace ash in a dedicated metal container that isn’t used for any other household refuse.

Keep fire extinguishers handy.

Stock key areas of your home with fire extinguishers. At the very least, keep one in the kitchen and others near high-risk areas like a fireplace. Regularly review the instructions and make sure all members of the home know how to properly use the extinguisher.

Safe Home Heating Tips

Home fires often occur during the cold winter months due to dangerous heating equipment or unsafe practices. Here are some important safety tips to help keep your home safe and warm this winter:

Never use flammable liquids or excessive amounts of paper to start or accelerate a fire.
Keep flammables away from heat sources. Wood stoves require a 36” clearance from combustible surfaces.
The use of kerosene heaters inside the home is prohibited in California (Sec. 19881, Health and Safety Code).
Keep children away from heat sources.
Never leave a fire unattended.
Wood stoves should be UL approved.
Never attempt to heat a structure with a device that was designed for outdoor use, such as a camp stove.
Charcoal gives off lethal amounts of carbon monoxide. Do not burn it indoors.
Have a professional inspect and clean your chimney, stovepipe and/or furnace annually.
Do not attempt repairs yourself.
Keep a metal or glass screen in front of the fireplace opening. Make sure the damper is open before lighting.
Check furnace control and emergency shut-offs to be sure they are working properly.
If using a fossil fuel for heating, install and maintain carbon monoxide (CO) alarms to avoid the risk of CO poisoning. Make sure your home has working smoke alarms as well.

Frozen Pipes

Winter weather is upon us  and with that comes the usual cold weather hardships, including the risk of snow, sleet and ice along with flu season and freezing temperatures. Those low temperatures can also cause a specific plumbing issue for homeowners – frozen pipes.

A frozen pipe is a typical, yet sometimes major plumbing issue to face. When the weather is cold and the temperature dips below freezing, the water in your home’s pipes may freeze and enlarge, which can result in anything from a tiny leak to large-scale flooding.

There are several signs that can reveal a frozen pipe. If you notice a water line covered in frost or any lumps within the pipe, that is a pretty sure sign that your water pipe is frozen. While it may seem obvious to know if your water lines are frozen, just realize that not all plumbing pipes are in sight. If you turn on the sink and the water is not running, or not flowing properly, or your toilets won’t refill after a flush, that’s also an indicator that your pipes are likely frozen.

So what can you do when you think your pipes could be frozen? It is crucial to switch off the power to your water supply before you attempt to thaw your pipe in order to keep the pipe from breakingTry warming the frozen area of the pipe with heated water or packing towels that have been soaked in hot water around your water pipes. If these measures don’t solve the problem, call a professional plumber in to assess the situation. Do not attempt to use a blowtorch, kerosene or propane heater, or anything else with an open flame, as these are fire hazards.

If the pipe has actually burst, begin soaking up the water with a mop, rags or sponges to clean up as much as you can before it causes damage.   • When the weather is very cold outside, let the cold water drip from the faucet served by exposed pipes. Running water through the pipe - even at a trickle - helps prevent pipes from freezing.

  • Keep the thermostat set to the same temperature both during the day and at night. By temporarily suspending the use of lower nighttime temperatures, you may incur a higher heating bill, but you can prevent a much more costly repair job if pipes freeze and burst.

  • If you will be leaving during cold weather, leave the heat on in your home, set to a temperature no lower than 55° F.

How to prevent mold

Mold. The very word is enough to make a person cringe.

Yes, mold can be good — it's essential in making brie and penicillin, for example, and necessary for the decomposition of organic matter in nature — but it can also be very, very bad, especially when it grows undetected in your home.

Mold spores spread easily and cannot be completely eradicated.

Mold can grow anywhere: on carpet, clothing, food, paper, and even in places you can't see, such as the backside of drywall, areas inside walls around leaking or condensing pipes, and above ceiling tiles.

Not only is a mold problem difficult and costly to fix, but mold can also produce allergens and irritants (and, rarely, toxins) that may compromise your health.

So what can you do if you're concerned about mold growing in your home?

The best approach is preventing mold before it becomes a problem. The key to mold prevention is simple: moisture control.

Here are nine ways to curb moisture indoors, and the mold that thrives on it.

1. Identify problem areas in your home and correct them. You can't mold-proof your home, but you can make it mold-resistant. Do an audit of your home: where are the problem areas? Does the basement flood? Do you notice frequent condensation on an upstairs window? Is there a water stain on the ceiling from a persistent leak? Preventing mold from growing or spreading might be as simple as ripping up carpet in a damp basement, installing mold-resistant products, or repairing damaged gutters. Or it may be a matter of major excavation and waterproofing. Whatever the case, address the problem now. It might cost some money up front, but it will surely be more costly down the road if mold continues to grow unchecked.

2. Dry wet areas immediately. Mold can't grow without moisture, so tackle wet areas right away. Seepage into the basement after a heavy rainfall, accumulation from a leaky pipe, even a spill on the carpet should be dried within 24 to 48 hours. If you've experienced a flood, remove water-damaged carpets, bedding, and furniture if they can't be completely dried. Even everyday occurrences need attention: don't leave wet items lying around the house, and make sure to dry the floor and walls after a shower. Don't leave wet clothes in the washing machine, where mold can spread quickly. Hang them to dry — preferably outside or in areas with good air circulation.

3. Prevent moisture with proper ventilation. It may be that your routine domestic activities are encouraging the growth of mold in your home. Make sure an activity as simple as cooking dinner, taking a shower, or doing a load of laundry doesn't invite mold by providing proper ventilation in your bathroom, kitchen, laundry room, and any other high-moisture area. Vent appliances that produce moisture — clothes dryers, stoves — to the outside (not the attic). Use AC units and dehumidifiers (especially in humid climates), but make sure they don’t produce moisture themselves by checking them periodically and cleaning them as directed by the manufacturer. Your energy-efficient home may be holding moisture inside, so open a window when cooking or washing dishes or showering, or run an exhaust fan.

4. Equip your home with mold-resistant products. Building a new home or renovating an old one? Use mold-resistant products like mold-resistant drywall or mold-resistant Sheetrock, and mold inhibitors for paints. Traditional drywall is composed of a gypsum plaster core pressed between plies of paper. Mold-resistant drywall is paperless — the gypsum core is covered in fiberglass, making the surface highly water-resistant. Moisture-resistant drywall is especially valuable in areas prone to wetness, such as bathrooms, laundry rooms, basements, and kitchens. Not only is traditional drywall more susceptible to mold than the paperless kind, but it is also difficult to rid of mold, and removal and replacement can be expensive. Mold-resistant gypsum board is also available; the core of the drywall is developed in such a way to prevent moisture absorption, and thus prevent mold growth.

5. Monitor humidity indoors. The EPA recommends keeping indoor humidity between 30 and 60 percent. You can measure humidity with a moisture meter purchased from your local hardware store. You'll also be able to detect high humidity by simply paying attention to potential problem areas in your home. Telltale signs of excessive humidity include condensation on windows, pipes, and walls. If you notice condensation, dry the surface immediately and address the source of moisture (for example, turn off a humidifier if water appears on the inside of nearby windows).

6. Direct water away from your home. If the ground around your home isn't sufficiently sloped away from the foundation, water may collect there and seep into your crawlspace or basement.

7. Clean or repair roof gutters. A mold problem might be a simple matter of a roof that is leaking because of full or damaged gutters. Have your roof gutters cleaned regularly and inspected for damage. Repair them as necessary, and keep an eye out for water stains after storms that may indicate a leak.

8. Improve air flow in your home. According to the EPA, as temperatures drop, the air is able to hold less moisture. Without good air flow in your home, that excess moisture may appear on your walls, windows and floors. To increase circulation, open doors between rooms, move furniture away from walls, and open doors to closets that may be colder than the rooms they’re in. Let fresh air in to reduce moisture and keep mold at bay.

9. Keep mold off household plants. They're beautiful and help keep your indoor air clean — and mold loves them. Ventilation

Venting a fan into the attic is simply asking for problems. The excessive moisture will cause condensation on the roof members, insulation and mold.

The long and short of it is that a vent fan, whether for a bathroom, a range hood or a clothes dryer, is normally removing very humid air from the room. If that air is not exhausted beyond the waterproof "skin" of your house (up through the roof beyond the shingles, or out the side of the house beyond the siding or brick), then you are not removing the moisture, you're just hiding it.

On top of that, your attic is a "cold zone"; it is not insulated or climate controlled and is generally the same temperature as the outside. So, in colder weather, the moisture in the air will precipitate out. It doesn't have to be anywhere near freezing for this to happen; just cool enough that the air being vented, when cooled to outdoor temperatures, falls below its "dewpoint" and can't hold that amount of moisture.

The end result is that it will literally "rain" inside your attic; condensation will form on the wood rafters and sheathing, and that's an open door to mold (especially considering your bathroom's already a breeding ground for all sorts of nasties that can hitch a ride out the vent fan). In just a couple of years, the mould could make your house unlivable, and your rafters will be rotting until the next severe weather could collapse the entire roof.

So, it is required by code in virtually all jurisdictions that ventilation fans terminate in a vent cap on the outside of the building. There should be no leaks in the vent line that could allow the humid air to escape into an interior space. Bringing the vent to an existing attic vent isn't enough, because the air can still mix before it leaves the space and form condensation. You must either seal the vent line to that roof vent (which would also require you to have enough roof vents that the attic can still "breathe" with the loss of the one you sealed up), or cut a new hole through the roof for a new vent cap.

On June 19, 2017, SERVPRO of Grays Harbor & Pacific Counties was called to a home in ­­­Aberdeen, WA for a house that caught fire and luckily was only partially burnt.  The fire started outside the front door and went into the rafters and burning quite a bit of the home. The cause of the fire wasn’t an accident, the fire was arson. SERVPRO arrived on scene to help the home owner get her home back to the way it was before the incident “Like it never even happened.” Just 4 months later on  October 16,2017, SERVPRO of Grays Harbor & Pacific Counties was called to a home in ­­­Aberdeen, WA for a house that caught fire the SERVPRO team quickly realized it was the same home they had just finished demoing and was in the process of its rebuild. The man who caught the house on fire the first time came back for another round and caught the house on fire again but this time the house was burnt to the ground. The arsonist was caught and is now spending life in prison. Luckily the woman who was in the home when the fires occurred got out safely without any injuries. After about a year the house will finally be completely rebuilt, and the home owner will finally be able to live in home.

Safety Precautions

Types of Smoke and Soot Residue

  • Wet Smoke: Plastic & Rubber
    • Low heat, smoldering, pungent odor, sticky, smeary. Smoke webs are more difficult to clean.
  • Dry Smoke Paper and Wood
    • Fast burning, high temperatures, heat rises therefore smoke rises.
  • Protein Fire Residue Produced by evaporation of material rather than from a fire
    • Virtually invisible, discolors paints and varnishes, extreme pungent odor.
